My Real Estate Investor Journey
My journey into real estate investment began in 2016 when I utilized a house hacking strategy to purchase my first home in Ukiah, California. Leveraging an FHA loan and a co-signer, I managed to put down just 3.5% and made the property immediately profitable by renting out the Accessory Dwelling Unit (ADU) and taking on a roommate. This strategic move allowed me to save enough to invest in a second property in Santa Rosa.
The Ukiah property was later sold for a profit of $85,000, which I reinvested into converting a garage into an ADU and sectioning off part of my new Santa Rosa home to create a rentable space on Airbnb. This approach not only boosted the property's income potential but also enabled me to live mortgage-free again.
Building on this momentum, I continued to expand my portfolio, purchasing additional properties and employing similar strategies. I ventured out of California, buying second homes in Arizona and Oregon, which I initially ran as short-term and mid-term rentals. As market conditions shifted, these properties transitioned to long-term rentals, continuing to generate healthy cash flow. Throughout these investments, I meticulously applied long-term rental (LTR) metrics to ensure viable exit strategies and sustainable holding.
