Buyer Consultation
Choose an experienced real estate agent who understands your needs and the local market. A knowledgeable agent like Diem can guide you through the entire home buying process, from search to settlement. Read about her experience & background here.

Tour Homes
Visit potential homes to evaluate their condition, layout, and how well they meet your needs. Diem will provide you with any disclosures and offer insights into each prospective home. This step is crucial for making an informed decision on which property to pursue, ensuring you have all the necessary information to evaluate the property thoroughly.

Pre-approval for a Mortgage
Secure a mortgage pre-approval to demonstrate your credibility to sellers and know exactly how much you can borrow. If you don't have a lender yet, Diem can make recommendations based on your goals.

Make an Offer
Once you find a home that meets your criteria, make a competitive offer based on market analysis and your agent’s advice. With the offer, you will need to provide an Earnest Money deposit check. It is usually 1-3% of the offer price and will be deposited when your offer is accepted. Engage in the negotiation process, possibly making counteroffers until an agreement is reached.

Define Your Search
Start your search for the perfect home, considering essential criteria such as location, size, amenities, and neighborhood quality. Start searching for homes that align with your criteria. Using our software, you can easily add homes to your favorites list, add comments to specific homes and have Diem schedule them for tours.

Get Offer Accepted
($$$ Required)
Once your offer is accepted, your check is deposited. You'll proceed with fulfilling contingencies, usually 1-4 weeks untill close. During this time, Diem will ensure your earnest money deposit is protected. If you decide to withdraw for valid reasons specified in the contract, she will assist in safeguarding the return of your deposit.

Home Inspections
($ Required)
Conduct a detailed home inspection to identify any structural, electrical, or plumbing issues that may need addressing. Based on the inspections you want to conduct, costs range from $400-$800+, depending if seller has any inspections on file already.

Loan Approval & Clear to Close
Upon the home’s successful appraisal and verification of your financial details, your mortgage will be approved. You’ll then receive the 'clear to close' signal, indicating all financing paperwork is in order and you're ready to finalize the home purchase. Do not make any large purchases for your home yet!

Appraisal
($ Required)
Once you have reviewed title and your inspections, an appraisal will be ordered by the lender. The goal of the appraisal is to asses the value of the home to justify the lender’s investment and to protect you from over paying. The appraisal is paid for by the buyer and is typically $600-$800.

Sign & Get Keys
After the final walk-through to ensure the home's condition, you'll attend the closing meeting to sign the paperwork and finalize your home purchase. Congratulations, you’re now a homeowner! You can begin the exciting journey of making the space your own. Diem's Home Service Network is available to you for any jobs in your new home.
